The market
Averages hide the deal. Two units in the same building, four floors apart, can sit 15% apart on price per foot. This is the map I work from every day.
Opera District, Boulevard, Old Town, Burj Park frontage. I can tell you which stack faces the fountain, which floors lose the view to the next release, and what each one last traded at.
Scarcity play. Stock rarely lists; buyers wait months for the right stack.

Buying from abroad
Budget, bedrooms, and whether this is a home or a yield instrument. Twenty minutes on a call.
Four to six units with comparables and a filmed walk-through of each — including the ones I advise against.
Negotiation, deposit, and a power of attorney if you cannot travel. Contracts signed remotely.
DLD transfer, utilities, and handover. Furnishing and rental management if you want it run for you.
A property purchase of AED 2M or more qualifies you for a ten-year renewable residence visa, covering spouse and children. Off-plan and mortgaged purchases can qualify subject to conditions. I handle the application alongside the transfer.
No surprises at the counter. Budget roughly 6–7% above the purchase price for a resale transaction.

Four-plus years in Dubai property, all of it inside Downtown. I never expanded to the Marina or the Palm — depth in one district is the whole product. I live here too, which is why I can tell you about the noise on the Boulevard on a fountain evening and the school run at eight in the morning.
